What to check before buying a running PG property

A running PG is a property and a small business at once, so the checks go beyond the building itself.
- Ask for the title documents and confirm who is authorised to sell.
- Review the rent roll: beds, current residents, rent per bed and any arrears.
- Check approvals and registrations the business needs to operate.
- Visit at different times to see real occupancy, upkeep and food service.
- Understand existing staff, vendors and utility arrangements.
- Get all figures in writing; owner-declared numbers are not verified numbers.
