Reading an office lease: the terms worth understanding

Rent is the headline number, but a lease has several clauses that decide what an office really costs you.
- Lock-in period: how long you are committed, and what happens if you leave early.
- Escalation: how much and how often the rent increases.
- Maintenance and utilities: what is included and what is billed separately.
- Security deposit: the amount, and the conditions for returning it.
- Fit-out and branding: what you can change, and whether you must restore the space.
- Notice period and renewal terms.
