Listing & Verification Policy
What our field checks cover, and what they do not.
1. Verification is a process, not a badge
Each listing carries a status for what we have confirmed and what is simply declared by the owner.
2. Listing statuses
- Field-checked: our team visited, checked details against a checklist and logged the evidence.
- Availability confirmed: the owner or manager confirmed at a recorded time. We reconfirm before your visit.
- Owner-declared: supplied by the owner and not independently checked.
- Pending: a check has not been completed yet.
- Paused or expired: unavailable, unresponsive or under review, so not shown as current.
3. What we check
- owner or authorised-representative details and evidence of authority, as appropriate;
- property address and location;
- photos and video captured on site, with the capture date;
- commercial details: rent, deposit, maintenance, charges, restrictions and rules.
4. What we do not claim
A Cubinus check is not a legal certification, government approval, police clearance, complete background verification or guarantee of safety. Where we have only collected documents, we describe it as that.
5. Keeping listings fresh
Listings show a last-checked date. Confirmations that age beyond our review window are flagged, and listings that cannot be reconfirmed are paused or removed.
6. Owner obligations
Owners must give accurate details, update availability promptly and disclose all recurring charges. Listings with conflicting facts, suspected fake media or unclear authority are paused immediately and escalated.
7. Reporting a listing
If you think a listing is wrong or misleading, write to hello@cubinus.com with the reference number. We review it promptly.
